一个月的今天，在公司的安排下，我们前往实地考察了奥体国际花园和安顺甲乙物业参观。通过学习、交流，有同感，有收获，也为指导自己今后工作有了一定的方向。
我在工程方面的维修质保期有同感。就拿我小区的门禁和房屋渗水来说吧，质保期分别为三年和五年，由于安装时不到位和产品的质量问题，难免业主使用一段时间后，出现故障。这时业主首先找到物业要求解决，而我们总是在施工方和开发商中周旋，一张张联系单，再配以一次次电话，真是劳而无功。
业主还认为我们物业是不作为，门禁三年质保期于今年九月到期了，这时施工方才来小区把有问题的门禁的房号都叫我们统计出来，还要划分三六九，对严重的如两个视频线断裂，就列为不被维修范畴，仍未维修的还有其他3个单元的电梯通话，无法显示的探头。质保金根本不需要物业签字就被支付了。15户房屋的渗水同样如此。
但是，被参观物业的小区环境整洁卫生，值得借鉴，重要部位如单元门厅、消防通道张贴“严禁停车”，地下车库贴一张“车内不要存放贵重物品等等”。温馨提示，雨水井、污水井部位上插入一个个精致的告示牌。
今后工作努力的方向，除管理处工作人员自身的责任要提高，工作勤奋外，保洁保安维修做的都是物业的基础工作，他们工作质量如何直接影响着物业的声誉和地位，此外平时需与开发商多多沟通交流。
