通观整个合同内容,存在严重的不平等现象。模糊条款和霸王条款都存在,业主违约要交付总房款万分之一的违约金,而在同等条件下开发商违约却只付总房款万分之0.5的违约金;关于收房时房屋达到的标准规定过于模糊,地下室安装门和单元房门的对讲机都没有在合同中规定,开发商解释说既然合同没有规定那他们理解就是没有,但我们业主理解附件对于主体工程来说就象上衣和扣子的关系,我们不可能买一件没有口子的上衣。
开发商在我们交房款的时候,就收取了契税、维修基金和天然气初装费以及其他杂费,且都存入了开发商自己的帐户,这样他们提前2—4年收去这些费用,但维修基金和天然气费用却在我们投诉后才在近期交了上去,这些费用都被他们挪用了,国家相关法律规定禁止任何单位代收和挪用房屋维修基金,如果带收的,必须在收上后30个工作日交到房管局。但他们直到20xx年9月份才在我们的投诉下交了这笔费用。
以上几个方面的问题涉及到土地、建设、物价等多个行政主管部门,敬请政府能够从替群众排忧解难的角度出发,协调上述行政主管部门对我们所反映的诸多问题进行调查、了解,如确情况属实,希望各主管部门行使监督职能,督促开发商尽快做好以下工作:
1、尽快上报验收资料,并给我们一个确切的《建设工程竣工验收备案表》下达时间。
2、对于迟迟不能交房的违约金给予支付,尽可能的化解广大业主的怨气。
3、请求政府及各相关职能部门出面对于郑州宇泰置业有限公司违规交房进行严厉的警告和处罚。
4、请求政府及各相关职能部门出面警告开发商以后不要再欺骗老百姓,不要再空手套白狼、不要再挖东墙补西墙。
毕竟买房对于大部分人来说都是掏空了所有的积蓄和心血甚至举债才办的大事,涉及到老百姓很千千万万的家庭能否安居乐业的大事,这些家庭又是我们这个和谐社会的基石!

根据建设部《商品房销售管理办法》第三十四条规定:房地产开发企业应当在商品房交付使用前按项目委托具有房产测绘资格的单位实施测绘,测绘成果报房地产行政主管部门审核后用于房屋权属登记。没有《面积实测表》,我们难免怀疑房屋面积有问题。

xx公寓的前期物业管理是由开发商(郑州宇泰置业有限公司自己组建的物业管理有限公司承担的。根据国务院《物业管理条例》第二十四条规定:住宅物业的`建设单位,应当通过招投标的方式选聘具有相应资质的物业管理企业;投标人少于3个或者住宅规模较小的,经物业所在地的区、县人民政府房地产行政主管部门批准,可以采用协议方式选聘具有相应资质的物业管理企业。不知xx公寓是否按照上述法定程序选聘前期物业管理公司。但我们对现在的物业管理公司很不满意,现在物业公司把房子大门锁上,不收钥匙不让业主看房子,严重侵犯了业主的探视权,难道说我们掏了几十万买房子连看房的权利都没有吗?
